The Property is conveniently located adjacent to the Providence Town Center, a 758,000 square foot premier lifestyle center featuring popular and thriving retail such as Wegman’s, Best Buy, Dick’s Sporting Goods, Jos. A Bank, and an LA Fitness, as well as 18 restaurants, including P.F. Chang’s, Firebirds, and Olive Garden. In addition to numerous shopping and dining options, Providence Town Center also features the Movie Tavern Cinema, the first theater of its kind in the Philadelphia region, which offers a full service restaurant with upscale dining and liquor sales, as well as plush cinema amenities. Additional offerings in close proximity to 1000 Campus are Einstein Health Network and MossRehab, which provide outpatient services and medical specialists to the surrounding neighborhoods and businesses.

Other premier amenities located in the general vicinity of the property include the King of Prussia Mall, the Philadelphia Premium Outlets, Valley Forge National Historic Park, the Greater Philadelphia Expo Center at Oaks, and the King of Prussia Town Center - a 230,000+ square foot retail “town center” development with many upscale restaurants and shops

The Property is connected via walking and biking paths directly to the Perkiomen Trail, a 20-mile long multi-use trail along the Perkiomen Creek. Beginning at the junction of the Schuylkill River Trail near the mouth of the Perkiomen Creek and Valley Forge National Historical Park and ending in Green Lane Park, it follows the Creek and passes through ten municipalities, including Collegeville. Natural Lands Trust and the Montgomery Lands Trust have spent over $7 million establishing an easement ensuring that the trail remains as open space in Montgomery County, guaranteeing that this beautiful lifestyle amenity remains preserved.

Collegeville, Pennsyvlania

Collegeville is located 30 miles (48 km) northwest of Philadelphia on the Perkiomen Creek. It was incorporated in 1896 and is rapidly growing, as well as the surrounding area. Additionally, Collegeville is home to Ursinus College, as well as many local businesses. Collegeville is a borough in Montgomery County, Pennsylvania, the third-most populous county in the state. Montgomery County is a suburb of Philadelphia and consequently, many of its residents work in the city. However, Montco is also a major employment center with large business parks in Blue Bell, Lansdale, Fort Washington, Horsham, and King of Prussia which attract thousands of workers from all over the region. The strong job base and taxes generated by those jobs have resulted in Montgomery County receiving the highest credit rating of ‘AAA’ from Standard & Poor’s, one of fewer than 30 counties in the United States with such a rating. Other ratings include the one given by Forbes in 2008, naming Montgomery County the 9th Best Place to Raise a Family.

Dow Chemical Company, the second largest chemical producer in the world, and GlaxoSmithKline (GSK), the sixth largest pharmaceutical company in the world,  both occupy 700,000+ SF office campuses in the immediate vicinity of the Properties. Dow’s Collegeville campus (which it shares with Pfizer) serves as its Northeast Technology Center and is one of its largest research and development facilities throughout the world, employing approximately 2,000 people. GSK is in  the process of consolidating most of its North American-based research and  development operations at its campus in Collegeville, which will double its current 1,500-employee work force by 2019.

The presence of large corporate employers, best in class amenities, and unparalleled residential expansion in the Perkiomen Valley, including several new luxury home communities by Toll Brothers, NV Homes, Bentley Homes, WB Homes, & Ryan Homes constructed in the area surrounding the new Collegeville market has created a highly qualified labor pool within minutes of the park.

The SEPTA #99 bus route goes from Phoenixville along Route 29 and stops at Arcola Road, less than a half mile from the Property, and continues on to King of Prussia and the Norristown Transportation Center. SEPTA operates bus #93 along Collegeville’s Main Street and Ridge Pike, running southeast to Norristown and northwest to Pottstown. The southern segment of highway PA 29 also serves Collegeville, running north to Allentown and south to Malvern.
